About This Project

The Franklin homeowners came to Sebring Design Build with an unfinished basement and a clear program: a gym, a guest bath, a wet bar, a workshop, and a functional main living area. The aesthetic direction was functional-modern: clean lines and practical material choices that would hold up to daily use in a space designed to be actively used, not merely finished. Every zone was designed with its own requirements in mind while maintaining a consistent quality standard across the floor.

A Home Made New

The Franklin basement arrived as a blank lower level: good square footage, no finished spaces, no reason to spend time there. The homeowners wanted a floor that could serve five distinct purposes simultaneously without any of them feeling like an afterthought. Sebring Design Build delivered exactly that: a gym designed for serious daily use, a guest bath that functions as a full bathroom, a wet bar for entertaining, a workshop for the projects that a dedicated workspace enables, and a main basement area that organizes the flow between all of them.

The bar cabinetry in a Bishop door style with a Glacier White finish and Cambria Devon quartz countertops establishes the level's gathering point. Clean, current, and built to handle regular use. Delta Trinsic Arctic Stainless fixtures at the sink and a Magnifica Collection silver backsplash tile give the bar area a finished quality that a basement bar rarely receives. The back-door entry area is floored in Sweet Grey 8 x 40 porcelain from the Emotion Collection, a large-format surface that handles the daily traffic of a lower-level entry point without compromising the design standard of the spaces around it.

The guest bath uses Maple Standard Slab cabinetry and Hanstone Chia quartz, a pairing that reads as warm and functional without requiring material drama. Moen Voss in Chrome at the sink faucet and Elkay Revere sink provide the vanity with reliable, well-designed fixtures. The Moen Waterhill shower system in Chrome completes the enclosure in a finish consistent with the faucet. A bathroom that works as well on day one thousand as it does on day one.

The gym occupies its zone with durable 5mm recycled rubber bounce flooring and custom wood floating shelves that provide display and storage without consuming usable floor space. The workshop is finished with a concrete floor finish: honest to the work it will support and easy to maintain over years of real use. Every flooring material on this lower level was chosen for the life it needs to accommodate, which is what functional design means in practice.
