Trade Partners
Work With a Remodeler Who Has It Together
Sebring Design Build is a design-build remodeler serving Franklin, Brentwood, and Williamson County. We are looking for skilled trade partners who take pride in their craft and want steady, well-organized residential remodeling work. If that describes you, this page is worth reading.

What We Do
One Team. One Contract. Every Room Done Right.
Sebring is a design-build firm, which means we handle design and construction as a single coordinated process. By the time a trade partner arrives on site, the design is resolved, the materials are selected, and the scope is clear. There are no last-minute design changes, no missing selections, and no contractor-versus-designer finger-pointing. One team is accountable for the outcome from the first conversation to the final walkthrough.
Bryan Sebring, CGR, founded the practice more than 25 years ago. We work exclusively in high-quality residential remodeling across Williamson County. Our projects are kitchens, primary suites, bathrooms, and whole-home renovations in homes that matter deeply to the families living in them. We bring in trade partners who understand that and act accordingly.
We have built long-term relationships with many of the same trade partners over years of projects. Those relationships are built on mutual respect, clear communication, and consistently good work on both sides.

Our Commitment
What You Can Count On From Sebring
We hold our trade partners to high standards and we hold ourselves to the same. Here is what working with Sebring actually looks like.
Scope clarity before you arrive
Materials are selected and ordered before construction begins. The design is resolved. You will know what the job is before you walk on site.
Prompt, reliable payment
We pay reliably, on a clear schedule tied to completed and inspected work. Submit your invoice, we review the work, you get paid. No chasing, no games, no partial payments without explanation.
One point of contact
You work with a project manager who knows the job. You are not bounced between a designer and a separate contractor. One person is accountable for the project and for communicating with you.
Advance notice
We schedule ahead and give you as much lead time as possible. We will not call you the day before and expect you to make it work.
Complete plans and specifications
You will have full documentation before your bid is due. Clear scope, complete specifications, and no blank spots to figure out on site.
Referrals
Our strongest trade partners get called first and referred often. We work with a network of homeowners in Williamson County, and we are not shy about recommending the people who make our projects run well.
How it Works
How Sebring Projects Run
Our process is consistent across every project. Understanding it makes the first job easier and every job after that straightforward.
Bidding happens in two phases. Early in the design process we will ask for a rough ballpark so we can confirm the project is on track financially. Once design is complete we schedule a site walk, provide full plans and specifications, and ask for your final bid. That bid, once approved, becomes a purchase order. No work outside the purchase order without written authorization from your project manager.
Change orders follow a clear process. If something changes or an unforeseen condition comes up, bring it to your project manager immediately. Do not discuss scope, pricing, or problems directly with the homeowner. The PM handles all client-facing communication on project matters. This protects you, the client, and the project.
Our clients live in their homes during remodeling. Every trade partner who works on a Sebring project represents Sebring. That means introducing yourself when you arrive, keeping the work area clean, and treating the home with the same care you would want shown to yours. These are not optional standards. They are the baseline for working with us.
What We Look For
The Trades We Want to Work With
We are not looking for the lowest bid. We are looking for trade partners who deliver consistently, communicate clearly, and take pride in the finished product. Those are the partners who get called first, referred often, and worked with for years.
Quality of craft
Your work is what the homeowner sees and lives with. We are building in homes that matter, and the standard reflects that.
Reliability
Show up when you say you will. Communicate when something changes. A no-call, no-show is not acceptable and will end the relationship.
Communication
Respond to your project manager within one business day. Flag issues early. Bring problems to us, not to the homeowner.
Professionalism on site
Clean up after yourself. Introduce yourself to the client. Treat the home as if someone you care about lives there, because someone does.
Get Started
Ready to Work Together?
The first step is a conversation. Tell us what trade you work in, where you operate, and what kind of projects you take on. If it looks like a fit, we will schedule a time to talk and go from there. Relationships are built one project at a time, and that is exactly how we intend to build this one.
Get in TouchCommon Questions
Questions Trade Partners Ask Us
What trades is Sebring Design Build currently looking to partner with?
Sebring works with a range of skilled trade partners across every phase of a remodel, including plumbing, electrical, HVAC, tile, cabinetry installation, and finish carpentry. Specific needs shift project by project. If your trade is not listed here, we still encourage you to reach out and introduce your work.
What are the requirements to become a Sebring trade partner?
Trade partners must carry current licensing for their trade and maintain active general liability insurance. We look for subcontractors who communicate clearly, show up on schedule, and take the same pride in their work that we ask of our own in-house team.
How does payment work for trade partners?
Sebring pays trade partners on a clear, predictable schedule tied to completed and inspected work, not delayed until a project fully closes out. Prompt payment is part of how we build long-term relationships with the subcontractors we rely on project after project.
What areas does Sebring Design Build take on projects in?
Sebring builds exclusively within Williamson County, Tennessee, including Franklin, Brentwood, Cool Springs, Leiper's Fork, College Grove, and Thompson's Station. Trade partners based in or near this area, able to respond quickly to scheduling needs, are the strongest fit for ongoing work.
How do I apply to become a trade partner?
Reach out through our contact page with your trade, licensing information, and a bit about your experience. A member of our team will follow up to discuss current and upcoming project needs and next steps.
